This report assesses the viability and potential success of the proposed project before conceptual planning begins and typically includes: Zoning regulations, Floor area ratios (FAR), Municipal codes, Design standards, Macro-level massing and layout options and Preliminary Budget estimates.
SITE AND PROJECT DOCUMENTATION
We proceed with this step once client approval is received for the selected planning approach and budget.

MIDCYCLE BUDGETS & PERMITTING PROCESS
During the design development phase, we meticulously document all project details in the Construction Drawings to ensure accuracy in permitting, pricing, and execution.
CONTRACT
While the drawings are under review by the City, our project team proactively initiates the contract development process.
Production of construction drawings.
Permit process with planning and building department.
Midcycle review to measure budget against latest scope. Our practice of Midcycle Budgets help track costs early, so we can review current design choices, avoid surprises, and stay on budget before signing the final contract.
Site visits scheduled with trade partners, collecting detailed cost estimates, material takeoffs. Labor and materials thoroughly itemized. Detail notes and specifications included in the contract.
Upon contract approval, the project transitions seamlessly into the BUILD phase.
